  • ·Browse homes, land, commercial space and businesses on the marketplace.

  • ·Open a listing for photos, details, the map and a checklist of what we checked.
  • ·Ask a question straight from the listing — it goes to the consultant responsible for that property, or tap WhatsApp / LINE for a quick chat.

I own a property

  • ·Create an account and pick “Owner” — you'll be guided through adding your first property.
  • ·Add photos, details, documents, costs and maintenance jobs — everything lives on the property's own page.
  • ·When it's ready, send it for review. The Tropical Roots team checks it and publishes it — listings can't go live without agency approval.
  • ·Give your tenants their own sign-in from the property's People tab, choosing exactly what they can see.

I'm a tenant

  • ·Your landlord or agent sends you a private invitation link.
  • ·Sign in with the email the invitation was sent to — no special setup.
  • ·The property appears in your account with only the sections you were granted: rent, maintenance jobs, documents, messages.
  • ·You can follow jobs, read documents and message everyone on the property in one place.

  • ·Your manager invites you to the agency workspace.
  • ·You manage the listings assigned to you: details, photos, enquiries and follow-ups.
  • ·New enquiries on your properties land with you automatically, so nothing gets lost.
  • ·Client contact details stay protected — they're handled inside the system.

How things work

Every listing is reviewed by the Tropical Roots team before it goes public — that's what keeps the site trustworthy.

Listing a property, step by step

  1. 1You fill in a short guided form — basics, location, size, photos, price, features, checks.
  2. 2The listing is saved as a draft you can come back to any time.
  3. 3You press “Send for approval”. The listing moves to Under review.
  4. 4A Tropical Roots consultant reviews it: owner confirmed, title and documents checked, location verified.
  5. 5Once approved it's published to the website. From then on, edits go through the same quick review before they show publicly.

From enquiry to keys

  1. 1Every question sent from a listing is recorded against that property's reference number.
  2. 2The consultant responsible for the property is notified and picks it up.
  3. 3WhatsApp and LINE chats are welcome — the enquiry is still tracked in our system either way.
  4. 4Viewings, offers and agreements are followed through until the deal is done, then the listing is marked Rented or Sold.

Ongoing property management

  1. 1Log a maintenance job on the property — pick the space, the work, urgency, and who's doing it.
  2. 2Attach trusted tradespeople once and reuse them on every property.
  3. 3Record every cost — pool care, gardening, insurance, repairs — so the property's numbers stay true.
  4. 4Contracts and documents are stored on the property with expiry warnings, so nothing lapses unnoticed.

The same statuses appear everywhere — in your account, on the website and in our system.

DraftSaved but not submitted. Only you and the agency can see it.
Under reviewSubmitted and waiting for the Tropical Roots team to check it.
ApprovedChecked and ready. It goes live the moment it's published.
PublishedLive on the website and searchable by everyone.
ReservedStill visible, but clearly marked as not available right now.
Rented / SoldThe deal is done. It leaves the search results; the record is kept.
Off marketHidden from the public for now — bring it back any time.
ArchivedSet aside and hidden. Nothing is ever permanently deleted — it can be restored.

A new enquiry automatically becomes a dated follow-up task. If the date passes without contact, it turns into a reminder — nobody is left waiting.

Weekly summary email

Every Monday owners get one short email: new enquiries, open maintenance jobs, rent outstanding, documents expiring and leases ending.
