Terms of use

Version 2026-09, September 2026. Anyone may search listings and send an enquiry without agreeing to these terms. Everything else, such as listing a property, managing it, quoting for work, shortlisting or inviting others, requires an account and your agreement.

Who we are and what this service is

  • ·Tropical Roots Realty is a property management and real estate consultancy. This website is the tool we and our clients use to manage property, and the place where approved listings are published.
  • ·We are not a peer-to-peer marketplace. Every listing is reviewed by Tropical Roots Realty before it appears publicly, and we may decline or unpublish a listing at any time.
  • ·Anyone may search listings, read area guides and send an enquiry without an account. Everything else needs an account and your agreement to these terms.

Your account

  • ·Keep your sign-in details private. Activity carried out through your account is treated as yours.
  • ·Give accurate information about yourself and your role. Choosing the wrong account type may limit what you can see or do.
  • ·You may only access properties, enquiries and records that belong to you or that have been shared with you. Attempting to reach anyone else's data ends the account.
  • ·You can ask us to close your account at any time. Records we must keep for legal, accounting or contractual reasons are retained.

Information you add

  • ·You confirm you have the right to add and publish the information, photographs and documents you upload, and that they describe the property honestly.
  • ·You keep ownership of what you upload. You allow Tropical Roots Realty to store it, show it on this website and use it to market the property while the listing is active.
  • ·Do not upload anything unlawful, misleading, copied without permission, or containing another person's private information without their consent.

Enquiries and personal data

  • ·Enquiries are recorded on the property they relate to, including when someone continues the conversation on WhatsApp or LINE.
  • ·Contact details you receive through this website may only be used for the enquiry they relate to. They may not be exported, resold, added to a mailing list or used for anything else.
  • ·We hold personal data as set out in our privacy practices, in line with Thailand's Personal Data Protection Act.

Fees

  • ·Management, consultancy and commission arrangements are agreed separately in writing. Nothing shown on this website replaces that agreement.
  • ·Using this tool does not by itself create a fee. Where a plan or service carries a charge, it is stated before you commit.

No legal, tax or investment advice

  • ·Information here, including guidance on titles, zoning, leases and ownership structures, is general and may change. It is not legal, tax or investment advice.
  • ·Take independent legal advice before signing, paying a deposit or transferring money. Verify title and ownership with a qualified Thai lawyer.
  • ·Prices, availability, sizes and descriptions are supplied by owners and may contain errors. Check anything you rely on.

Fair use of the website

  • ·Do not copy listings in bulk, scrape pages automatically, or attempt to reach data you have not been given access to.
  • ·Do not interfere with the service, its security or other people's use of it.

Changes, liability and law

  • ·We may change these terms. If the wording changes materially, you will be asked to agree again before you continue.
  • ·The service is provided as it is. As far as the law allows, we are not liable for indirect loss, lost profit or decisions taken on information supplied by others.
  • ·These terms are governed by Thai law, and the courts of Thailand have jurisdiction.

Land

Who can buy land in Thailand

Land ownership is restricted by Thai law. Freehold purchase of land is available to Thai nationals and to qualifying Thai company structures only. Foreign buyers cannot hold land freehold in their own name and are usually served by a registered long lease instead.

  • ·A land listing offered for sale is offered to Thai nationals and qualifying Thai company structures. Where a foreign buyer is served, it is through a registered long lease, and the lease term and whether it can be renewed are stated on the listing.
  • ·Zoning shown on a listing follows the classification given by the planning office. Permitted use can change, and any building plan must be confirmed with the local authority.

Terms for each kind of account

These apply in addition to the terms above.

Owner

If you own or manage property here

  • ·You confirm you are the owner, or are authorised in writing by the owner, of every property you add.
  • ·You may edit your property details, photographs and documents, suggest a price change, update availability and ask for a listing to be published. Publication and approval remain with Tropical Roots Realty.
  • ·You may not publish a listing yourself, bypass review, change a listing's approved status or change the consultant assigned to your property.
  • ·Keep availability current. Listings marked Reserved, Rented or Sold are removed from active availability, and the record is kept.
  • ·You are responsible for your obligations as an owner or landlord, including lease terms, deposits, tax, insurance and the safety of the property.
  • ·Answer enquiries about your property within a reasonable time. Enquiries you approve or decline are recorded on the property.

Tenant

If you rent a home through us

  • ·You see only the property you rent, and only the parts the owner has shared with you: rent, maintenance jobs, documents and messages.
  • ·Your lease is agreed separately. What you see here reflects that lease and does not change it.
  • ·Rent records here are for information. Payment follows the method set out in your lease.
  • ·Report maintenance issues honestly, and allow reasonable access for agreed repairs.

Agent

If you work as an agent or consultant

  • ·You act only for owners who have instructed you in writing, and you record that instruction on the property.
  • ·You may add and manage listings for your clients. Approval and publication remain with Tropical Roots Realty.
  • ·Enquiries and client contact details are confidential. Use them for the enquiry, and do not share them outside your work on this property.
  • ·Do not duplicate listings, list a property you are not instructed on, or advertise a property with terms the owner has not agreed.

Looking

If you are looking for a property or a business

  • ·You may search, shortlist and enquire. Nothing you shortlist reserves a property.
  • ·Send enquiries only about property you are genuinely interested in, and give real contact details.
  • ·Information in a listing comes from the owner. Check anything you rely on before committing.

Service provider

If you carry out repairs, cleaning or upkeep

  • ·You see only the jobs an owner has sent you, with the details needed to carry out that work.
  • ·Quotes and dates you enter are an offer to the owner. Keep them accurate and honour what you confirm.
  • ·Carry out work lawfully and safely, with your own insurance and any licence your trade requires.
  • ·Property details, access information and contact details you receive are confidential and may not be shared or reused.
